Notwithstanding the points made by the out of the area agents opining on why this occurred, one main point not even broached was the mispricing of the property to begin with. Pricing strategy is critical when listing a home; numerous factors go into this calculation – objective, and sometimes subjective, criteria. The subjective criteria is likely to be to the detriment of the seller. In this case it is likely that the overpricing of the property accentuated the losses which could likely have been mitigated if a different pricing strategy had been undertaken from the beginning. Once the property is mispriced and stale from sitting with no activity on the market, recapturing momentum is an uphill battle.
